Protect your deposit

Most deposit disputes come from two things: unpaid dues and the flat's condition at handover. Agree who looks after what, and keep a dated photo record from day one. It is fair to both the tenant and the owner.

Stamp duty follows the Maharashtra Stamp Act, Article 36A: 0.25% of the total licence fee for the period plus 10% a year of the refundable deposit, ₹100 minimum. Registration ₹1,000 within municipal limits; document handling about ₹300. A registration agent charges ₹3,000–5,000 extra depending on the property; DSC, document and scanning charges are also extra. Police tenant verification is free online.
