How it is worked out

Asking rents, cleaned up

  • We take every rent offer for the same flat size in that building in the last 12 months.
  • Unusually high or low asks are dropped (anything below 0.6× or above 1.6× the middle rent).
  • The range is the middle half of what is left. Fewer than three offers in the building? We use its area.
  • These are asking rents, not final deals. Furnishing, floor, view and condition move the final number.
