How listing works
- Send the basics. Building, area, BHK, carpet area, floor range, furnishing, expected rent and deposit, and the date it is free. Photos help a lot: living room, bedrooms, kitchen, bathrooms and the view.
- We price it. We compare your rent with what similar flats in your building and area ask today, so it neither sits empty nor goes cheap.
- We find tenants. Your home goes live on Rentu and to people already looking in your area. We share only the details you approve.
- Screened visits. We confirm the tenant's job or business, family size and move-in date before anyone visits, and fix visits at times that suit you.
- Terms and token. We help agree rent, deposit, lock-in, notice and the yearly increase, and collect a token against a receipt.
- Agreement and paperwork. Registered leave and licence agreement, police verification of the tenant, and the society's NOC.
- Handover. Meter readings, a photo inventory, and keys.

Rules owners should know
Register the agreementEvery leave and licence agreement in Maharashtra must be written and registered. The duty to register is on the owner. Read more
Police verificationGive the tenant's details to the local police before they move in.
Society chargesA society may charge non-occupancy charges when you rent out; in Maharashtra these are capped at 10% of the service charges.
TaxRent is taxable income under "income from house property", with a flat 30% standard deduction. If the tenant pays more than ₹50,000 a month they deduct TDS and you get credit for it.
