Rent or buy in Mumbai?
Mumbai homes earn their owners only about 2–3% a year in rent, while home loans cost 8–9%. That gap is why renting often wins on money alone. Run your own numbers.

How the comparison works
- Buyer pays the down payment, about 6% stamp duty (Mumbai), registration (1%, capped at ₹30,000), then the EMI and maintenance every month. At the end they own the flat at its grown value, minus the loan still due.
- Renter invests the money the buyer spent upfront, pays rent, and each month invests whatever the buyer spent above the rent (or draws from the investments when rent is higher).
- It ignores tax benefits on the home loan and on investments, brokerage and the cost of moving, which can shift the answer either way.
When buying makes more sense
You plan to stay 10 years or more, you want stability for school or family, prices in your area are growing faster than rents, or you can buy with little or no loan.
When renting makes more sense
You may move in the next few years, you want to live in a costlier area than you could buy in, or you are disciplined enough to invest the difference every month.
