Protect your deposit

Most deposit disputes come from two things: unpaid dues and the flat's condition at handover. Agree who looks after what, and keep a dated photo record from day one. It is fair to both the tenant and the owner.

AC servicing and gas top-ups during the stay
Electricity, gas, internet and DTH bills
Small repairs: bulbs, taps, washers, switches, door locks
Upkeep of appliances given with the flat, normal wear and tear excepted
Damage caused during the stay, and keeping the flat clean
Following society rules on noise, parking and pets

Property tax, rates and other outgoings
Society maintenance, sinking fund and non-occupancy charges (unless the agreement says otherwise)
Structural repairs, seepage and leaks from walls or the slab

Refunding the deposit on handover, less agreed dues

How this is worked out

Stamp duty follows the Maharashtra Stamp Act, Article 36A: 0.25% of the total licence fee for the period plus 10% a year of the refundable deposit, ₹100 minimum. Registration ₹1,000 within municipal limits; document handling about ₹300. A registration agent charges ₹3,000–5,000 extra depending on the property; DSC, document and scanning charges are also extra. Police tenant verification is free online. Rentu leases run 12 months or more. Figures are estimates; the exact amount is fixed at registration.
