What living in Mumbai costs
Rent is the big number, so we start there, from our own listings. Then the one-time cost of moving in, and the monthly bills to plan for.
Monthly rent by area
Asking rents from our listings over the last 12 months: the middle half of the market, with the typical rent in bold. Final rents are often a little lower.

The cost of moving in
Everything you pay before you get the keys, for a 12-month lease.
Stamp duty in Maharashtra on a leave and licence agreement: 0.25% of the total rent for the term plus 10% of the deposit (taken as notional rent), rounded up to the next ₹100. GST may apply to the service fee. Deposit is agreed with the owner.
Monthly bills to plan for
These vary a lot by home and lifestyle, so ask for the last few bills when you visit a flat.
⚡ Electricity
Billed by the area's supplier (Adani Electricity, BEST or Tata Power). Air conditioning drives the bill; ask the owner for recent bills.
🏢 Society maintenance
Usually paid by the owner and included in the rent. Confirm it in the agreement.
🧹 Household help and a driver
Common in Mumbai. Pay is agreed directly; many buildings also need help and drivers registered with the society.
🎓 School fees
Usually the biggest cost after rent for families. Every school publishes its own fees; see the schools page for websites.
📶 Internet, gas and water
Fibre broadband is widely available. Piped gas is common in newer buildings; water is usually included.
🛒 Food and shopping
Imported groceries cost far more than local produce. Delivery apps cover most of the city.
